The Multiple Listing Service® (MLS®)
Even before the sign is up and the brochures are ready, we will list your property on the local MLS®. Important information about your property is listed here, from general data such as square footage and number of rooms, to such details as to whether you have central air conditioning or hard wood flooring. There will also be a photo presentation showing the most appealing features of your home, and a short written description of the benefits of your home.
Realtors search the MLS® database for homes that fit the price range and needs of their buyers. They pay special attention to homes that have been recently placed on the market, which is one reason you will get a lot of attention when your house is first listed. Many realtors will want to preview the home before they show it to their clients.
The main point about having your house listed with the MLS® is that you expand your sales force by the number of local MLS® members. Instead of having one realtor working to find a buyer for your home, you now have many realtors that work with buyers finding a buyer for your home. There are approximately five hundred members in the Central Alberta REALTORS® Association. If just 5% of them have one buyer whose needs match your property then there may well be twenty-five buyers ready and willing to buy your property.
When you entrust the marketing of your home with us one of our main jobs is to make sure that the other MLS® members know about your house. This is accomplished through listing your house in the Multiple Listing Service® data base, and holding an "MLS® preview" for MLS® members.
Coldwell Banker OnTrack Realty is one of the larger offices in Central Alberta with our main office in Red Deer and branch offices in Innisfail, Lacombe, Rimbey, and Sylvan Lake. Once your home is listed we arrange an "office preview" to introduce your house to other realtors working in our office. In effect, they get a "head start" on selling your property. They go through the house very quickly, since most of them are familiar with similar models of your house. They are usually looking for anything memorable or different to determine if your house is one they would be proud to show their clients.
Some come back... with buyers.
Our office has weekly office meeting and at these meetings there is often a "marketing session" where realtors stand up and talk about their listings and other realtors stand up and tell about their buyers. This gives us the opportunity to "pitch" your house to keep it top of mind with realtors that have buyers.
We will prepare a professional brochure of your property to show its best features and benefits. This will be prominently displayed in your home for other realtors and their buyers to view and be informed about the benefits and attractive features of your house.
