Effective marketing involves differentiating your property from other comparable properties on the market. Real estate buyers are comparison shoppers so we promote the benefits of your property. We must let the buyers know why your property is better than the competition. Is it newer, bigger, cheaper, cleaner, better maintained, has better curb appeal or safer than comparable properties in the area?
As skilled real estate agents we know the market well enough to be aware of where the prospective buyers for your home are likely to come from. We will look for the best ways to market the benefits of owning your property to buyers through the internet, direct mail, telephone contact or specialized ads in print media. We will also promote your property through the Multiple Listing Service (MLS®) to other brokers and agents.
When you list your property with a real estate agent who participates in the Multiple Listing Service (MLS®), you get a powerful tool for marketing your property. There are approximately five hundred members in the Central Alberta REALTORS® Association. If just 5% of them have one buyer whose needs match your property then there may well be twenty-five buyers ready and willing to buy your property. The MLS® is a powerful tool for real estate matchmakers.
When we list your home we work full time to get it sold. This is done by marketing directly to home buyers, but an even more powerful tool is marketing your home to other agents who have buyers. We make all the crucial information about your home available to the other agents through the MLS®. Information such as your home's location, size, the number of rooms, the style of architecture, what chattels are included, and any other special benefits and features are posted. The MLS® description will also contain information about any special showing instructions, and special needs you may have with respect to possession day.
When you list your property with TheTeam we will create an effective marketing strategy by:
Walking through the property (inside and out) with you – making notes of all the upgrades, special features and benefits you've enjoyed.
Using our "All-Points Check List" we will suggest and advise you as to any changes you may want to make in your property to make it more appealing to a buyer.
Preparing a photographic presentation of your property to show its best features and benefits. These pictures will be used to stage your property on the Internet, the MLS®, print media, and in a colour brochure.
Searching the title to the property then reviewing the registrations on title with you – such as caveats, easements, right-of-ways, restrictive covenants, encroachments, and mortgages; also, property taxes and assessments.
Advising you about legal items such as dower rights, latent defects, the Real Property Report and seller warranties.
Preparing a professional MARKET VALUATION to help you competitively price your property.
Advising you about market changes so you always know the position of your property in the current market. In the event that the market reflects a need to change the listing price of your property, we will prepare the legal documentation to make the change.
Providing feedback to you on all showings. Realtors who show your property will be contacted and their comments recorded in your file and report these responses back to you.
Being available to answer your questions and discuss any concerns to your complete satisfaction.
