All-Points Check List

Show Better! Sell Faster! With Fewer Problems!

1.

Kitchen: stove, refrigerator, sink, floors and cabinets should be spotless. All counters and workspace clear of clutter.

2.

Bathrooms: Neat, spotless and fresh. Replace discolored caulking around tub and sink.

3.

Closets: Neat and Tidy. Untidy or over-crowded closets suggest inadequate storage space.

4.

Windows: Clean and spotless. Replace windows with broken glass and faulty seals. Repair caulking and water damaged windowsills – inside and out.

5.

Lawns and Yard: Remove clutter, cut grass, edge walks, trim hedges, and weed gardens. In winter remove the snow from sidewalks, driveway and decks. Repair and paint the deck and fence.

6.

Front of House: Paint, repair and wash eaves, steps, porches, screens and front door. Buy a fresh new doormat and decorate with some container plants.

7.

Other Exterior: Clean side or back door, and all gutters. Make any necessary exterior improvements.

8.

Plumbing: Repair dripping faucets and leaky toilets.

9.

Heating/Cooling: Clean exterior of unit, change filters. Call Gas Co. for inspection. A stale dated inspection sticker/tag leaves a bad impression.

10.

Lights and Ceiling Fans: Replace all burned out bulbs, faulty switches, and clean chandelier bulbs and ceiling fans.

11.

Halls and Stairs: Remove any clutter to give a wider appearance.

12.

Hardware: Oil hinges, replace faulty doorknobs and locks.

13.

Flooring: Clean or replace carpets where necessary, keep all other flooring vacuumed and clean at all times.

14.

Paint: Paint interior rooms where necessary. A fresh coat of light, neutral paint is practically obligatory.

15.

Driveway: Clean oil stains from concrete drives, patch and seal asphalt drives.

16.

Consider the Feeling of Spaciousness: Store unneeded items to enlarge room size.

17.

Deodorize Your Home: Strong cooking, smoking, or pet odours can ruin a sale. If you are a smoker, we strongly suggest cleaning all carpets and drapes, and then smoke outside of the home until the sale is closed.

18.

Appliances: All appliances in normal working order.

19.

Basement: A de-cluttered basement is an absolute must. If the basement is finished take care of scuffed woodwork, water damage and exposed wiring and complete any half-finished projects if at all possible.

20.

Garage: Garage space used effectively leaving room to park. e.g. A work station fit along the wall and a garage organizer with hooks for tools.
